How “Pack-Out & Return” Works (Step-by-Step)
- Virtual/onsite estimate. We confirm scope, vault count, access (stairs/elevator), and any building requirements. Tip: share plans and dates so we can time redelivery to punch-list wrap.
- Pack-out day. Doors/floors protected; we wrap and label by room, crate fragile items as needed, and load to storage. Oversize pieces ride as overflow, padded and inventoried.
- Secure SF storage. containers are sealed and stacked in our San Francisco warehouse. Access is by appointment; we can pull specific containers if you need something mid-project.
- Progress pull-backs (optional). Need appliances or staged pieces returned mid-renovation? We can partial-deliver from specific vaults.
- Redelivery & placement. When the site is ready, we deliver and place items by room, reassemble basics, and remove debris on request.
Vaults & Sizing
Standard wooden vaults are ~5x7x8ft. As a rough guide:
- 1–2 rooms of furniture & boxes: ~2–3 vaults
- Full 1-bed apartment: ~3–4 vaults
- Full 2-bed: ~5–6 vaults

Buildings, Permits & COIs
- Certificates of Insurance issued (name your HOA/property manager).
- We coordinate loading zones / tow-away signs per SFMTA guidance and building rules.
- For longer curb use or lane work, your GC/PM may reference SF Public Works temporary occupancy.
Protection Standards
- Door, floor, and elevator protection
- Blanket-wrap + shrink for furniture
- Mattress & sofa bags on request
- Crating for art/mirrors (as needed)
- Labeling by room + photo inventory (optional)

Short-Term Storage (1–12 weeks)
Perfect between closings, for floor refinishing, or when contractors need a clear workspace.
Long-Term Storage
Month-to-month vaulted storage in our SF warehouse with appointment access and scheduled redelivery.
Overnight Storage
One-night bridge storage for 2-day moves or when elevator/keys timing doesn’t align.
Student Storage
Summer or semester storage with pick-up, labeled vaulting, and return delivery by appointment.
Emergency / Restoration
Water/fire restoration pack-outs with photo inventory; coordinated returns as rooms are cleared.

Before We Arrive: Quick Prep
- Notify your building/HOA with our COI and preferred time windows.
- Confirm elevator reservation or loading dock access if applicable.
- Identify “stay-behind” essentials; we’ll stage them separately.
- Unplug/defrost appliances 24 hours ahead (if moving).
Pricing & Scheduling
We quote pack-out labor + materials, vault count, and storage term (month-to-month). Redelivery is scheduled to align with your contractor’s timeline; we can hold flexible dates if permits or inspections shift.
